House of Rose Winery:

established in 1993 as one of the first 20 wineries in the Okanagan by Vern Rose, father of the present wine maker and co-owner Aura Rose. Aura Rose and her husband Wouter van der Hall purchased the winery from Vern Rose in 2009. The winery is known as B.C.’s friendliest winery with a range of award winning wines including the renowned funky wines Hot Flash, Grapes with Benefits, A Senior Moment, Cool Splash, Rose-eh and more traditional wines like Merlot, Marechal Foch and the dessert wines: Vintage Okanagan Tawny and Winter Wine.


On site with 100% BC grapes from the winery vineyard as well as purchased from local growers. Production at present between 2500 and 3000 cases, up from 500 cases in 2009.


The winery is part of a growing tourism industry and as with many smaller wineries, on site sales represent a majority of the sales. House of Rose wine is also sold in close to 90 stores throughout BC. Sales have grown from C$140,000 to C$478,000 since 2009.

The Business

Welcome to this small, well established and award winning Kelowna Winery.

House of Rose offers a great location, strong growth and positive brand recognition. Operating since 1993, and owned by the sellers since 2009, House of Rose Winery has a solid reputation of producing smooth, easy drinking and awardwinning wines. This is a turnkey operation including land, all buildings and equipment as well as the winery license and four trademarks. Wine inventory is additional and must be purchased at time of sale. Excellent opportunity for either a family or corporate run operation for retail in both local markets and/or (inter)national sales. The winery is represented in approximately 90 private BC liquor stores, | including several VQA stores.

Located in a quiet farming area, surrounded by orchards and vineyards, yet just 15 minutes to Kelowna’s Orchard Park Mall and 20 minutes to downtown and the beaches. The winery is 15 minutes to Kelowna Airport and 45 minutes to Big White ski resort. It is ideally situated in an area where both soil type and microclimate contribute to an excellent site for grape growing. With the morning and evening breeze from Black Mountain, frost is rare; there is sufficient snow cover during the colder months and the soil is a good blend for grape growing. Tourists are drawn to this picturesque area which offers a cider sales outlet up the hill, a wedding chapel, a koi farm and a large gardening nursery, located just ½ km away. The winery is part of the well-known wine trail called “The Kelowna Fab Five”.

The property is largely flat, with a view of the mountains in all directions. The west end affords a lovely view over orchards right down to Okanagan Lake with tremendous sunsets. There is a building site, with hydro, water and septic at this end of the property. The property is 6.87 acres in total of which 5.0 is established vineyards. The grounds are fully irrigated. Grape varieties grown on site: Chardonnay, Riesling, Verdelet, de Chaunac and Pinot Noir.

Picnic Area

There are two separate entities: a limited liability company (House of Rose Vineyards Ltd.) which owns the winery license, trademarks, wine inventory and some equipment and the partnership Rose van der Hall farms (the vineyard) which owns all buildings and most equipment. This set up allows for flexible operations with a personally owned farm and (share sale) limited company winery. The sale can be structured as assets only or assets plus shares of the company. Additionally, the winery is presently not tied into contracts with growers with both a flush grape market and potential new owners in mind. The present owners acquired the business in July 2009 and since that time have more than tripled gross sales, introduced several funky and nationally marketable brands such as Hot Flash™ and Grapes with Benefits™, and done extensive renovations and landscaping to the property, winery, wine shop and home.

The residence is a four bedroom, two full bath bungalow that has been fully updated. A two bedroom addition was added in 2011. Two baths, one with bath/ shower, the other with shower. Sunken living room opens to dining and kitchen area, there is also a family room with wood stove which is used as office / den. Quartz countertops and maple soft close cabinets in kitchen with built-in dishwasher & recycling station. Seventy percent of flooring is tile or hardwood; remaining 30% is laminate. Heat is electric baseboard and wood. District water (Black Mountain Irrigation District) and local septic system.

At 3000 square feet (60 x 50) the winery building is spacious. A steel construction, it was built into the slope of the hill for natural insulation, taking advantage of the ground temperature. A 60 x 40 feet exterior cement pad fronts the entrance of which 18 x 40 is covered. A large energy upgrade was completed in 2012, including the installation of an air source heat pump, insulation upgrade, lights and fans changed. Full heating and cooling system in place as well as hot and cold water.

Wine Shop:

Cozy retail shop with air conditioning. Addition built in 2010. Large picnic area directly in front of shop serves as outdoor patio area for serving wine. Several events including summer music evenings, grape stomping parties and a customer appreciation party are held here as well.

Public Washrooms:

Two public washrooms in separate building behind the wine shop on their own (second) septic.

Two Storage Buildings:

A 26 x 48’ single arch dome tent on cement pad and 36 x 48’ original Quonset (wooden with metal roofing and cement floor). The tent has been used as the dining area for a wedding and for both spring and fall wine festival events. An additional wood storage shed is connected to the back end of the Quonset.


The vineyard and grounds are fully irrigated. There are two separate grape growing areas:

  • In the larger area to the west of the house the following grape varieties are grown: Chardonnay, Riesling, Verdelet, Pinot Noir and de Chaunac.
  • The area behind the house produces Verdelet, which is used for Sweet Reserve.


Fully irrigated. Mature shade trees and many flowers and shrubs, including a rose garden, surround the house and wine shop. Several fruit and nut trees on site including apricot, cherry, plum and walnut. There is also an area for a large garden, presently unused.

Owners The two owners have been the overall managers of the organization. One is the winemaker, overseas the general administration (reports to the liquor board, accounting, banking, payroll, paying invoices) and works on marketing and advertising. The other is responsible for the vineyard, social media, marketing and does the external sales.

Wine Shop Manager Working full time, the Wine Shop Manager has been with the winery for over 6 years, hired shortly after the present owners purchased the business.

Full/Part Time Wine Shop Workers:

Working part time April to June then full time through to the end of October, the additional full and part time wine shop workers are responsible for working in the wine shop as well as doing some work on the grounds.

Vineyard and Winery worker:

This seasonal worker (April to October) has flexible hours (from 3 days to full time) throughout the season as needed.

Bookkeeper (on contract):

The bookkeeper comes one day per month to the winery to do the bookkeeping

Other Casual Help:

Often hired in the spring to do vineyard work or late fall / winter to help in the winery
